The Historic Albany Theatre Office/Retail Atrium is located in Albany, Georgia's Downtown Square. The square includes the West Central Parking Deck (across the street from the theatre), private offices and govenment buildings (incuding the C. B. King US Courthouse).

Hilton Garden Inn, Albany's new downtown hotel is two blocks away (view map). Nearby attractions include Carnegie Library (one block north), the Albany Civil Rights Museum at Mt. Zion (view map), Flint Riverquarium (view map) and Thronateeska Heritage Center (view map). The historic US Post Office - Courthouse built in 1912 (still functioning as a post office, but not a courthouse) is just around the corner.

The Atrium
The Historic Albany Theatre Atrium, features 10,000 square feet of space with charming views and convenient parking. The lower atrium (street level) features 5,500 square feet of restaurant/retail space that is highly visible in Downtown Square. The upper atrium (on the second floor) features 4,500 square feet of Executive Suites, some of which have a panoramic view of Downtown Square. The suites are complemented with centrally located media conference space.

The Lease
The lease term is 5-10 year minimum. Interested parties should submit a letter of interest detailing the type of business (restaurant, executive office or retail shop), square footage requirements as well as three years of income tax returns and financial statements.
